Water Heater Repair & Replacement

Where We Start

It comes down to one question


Is the tank itself sound, or is the tank the problem? Which part, what size, tank or tankless — all of it follows from that answer.

A storage heater is a steel cylinder with a thin layer of glass fused inside it, a heat source, and a couple of controls. The controls fail fairly often and cost little to put right. The cylinder fails once, and there is nothing to fix. Most of the money wasted on hot water gets spent because nobody told the homeowner which of the two they were looking at.

So that is what we sort out first: where the water is coming from, what the hot taps are doing, what the drain valve lets out, and how much anode rod is left. Then you get the number and you decide.

Reading the Symptoms

A tank warns you
before it quits


They complain for weeks first. The trouble is that the complaints look alike and mean very different things.

Symptom

Warm, never hot

Every hot tap lukewarm means the heat is the problem, not the storage. On an electric tank that points at the upper thermostat or upper element — or a setting somebody turned down.

Hot at first, then cold fast

A different fault entirely. The bottom of the tank isn't doing its share — a failed lower element, or sediment taking up room that used to hold water. Same complaint, two different repairs.

Rusty or brown hot water

Run the cold alongside it. If the cold is clear and only the hot is discoloured, that rust is coming from inside the tank — not from your well. It does not clear up on its own.

Rumbling or popping

A hard crust of sediment on the bottom. Water trapped underneath flashes to steam and forces its way out — that is the noise. The heat now fights through that crust every cycle.

A drip at the relief valve

The T&P valve is a safety device, not a nuisance. A weeping one is either worn out or telling you system pressure is too high. Never a reason to cap or plug it.

Trace it first. Weeping fittings and a dripping drain valve are fixable. Water from the body of the tank is not. If the basement is already wet, that is an emergency call-out.

The Honest Version

Repair it, or stop feeding it


A water heater is one of the few things in a house where the cheap fix is often the right fix. It is also one where a repair can be money thrown after a tank that was already finished. We would rather say so than come back in four months.

Usually worth repairing

The tank is sound, a part isn't

  • A burnt-out element or failed thermostat on a dry, solid tank
  • A dripping drain valve, or connections weeping up top
  • A tired relief valve, once we've checked the pressure behind it
  • A tripped breaker or popped reset — worth finding out what pushed it
  • A newer tank that has never been flushed — the capacity may come back
  • A spent anode rod, caught in time
Replace it

The cylinder is the fault

  • Water leaving the body or seam of the tank, however slowly
  • Rusty water at every hot tap, with the cold running clear
  • An old tank that has already had two or three repairs put into it
  • Sediment so hard the drain valve will not pass it
  • A well-aged tank over a finished basement, where failure means damage
  • You're changing capacity or fuel anyway — do it once, not twice

Why a leaking tank can't be patched

Under the jacket and the foam sits a welded steel vessel with a thin layer of glass bonded inside it. Wherever that glass is chipped or thin — at the welds, around the fittings — the anode rod protects the bare steel by corroding in its place. Once the rod is used up, the steel rusts from the water side outwards.

So by the time a drop reaches your floor, the hole began on the inside, under insulation, in a vessel holding pressure and heat. You cannot see it, reach it, or weld it back into service. Water found outside the tank is a leak and pipe repair job on the plumbing around it — the tank gets replaced.

Choosing

Tank or tankless


Tankless is not automatically the upgrade, and a tank is not automatically the budget option. Here is the comparison with the sales pitch taken out.

Up-front cost Lower on unit and labour. A like-for-like swap reuses most of what's there. Higher, and a bigger install. The supply work behind it is often the larger half of it.
How much hot water A set amount, then a wait while it recovers. Never runs out, but limited in how much it can heat at once.
Power or fuel Ordinary supply. Usually a circuit that is already in the panel. Electric units draw hard enough that older houses often need panel work first. Gas needs its own venting and a sized line.
Winter Barely affected — just a slower recovery on very cold incoming water. The one people miss. Colder water in means less hot water out at once.
Space A floor-standing cylinder needing clearance and a safe spot to leak. A box on the wall. Frees the floor, which matters in a cottage.
Upkeep Flush yearly, watch the anode rod. Descale the heat exchanger. Hard water is harder on it than on a tank.
When it fails Fails wet. There are gallons in it, and they end up on the floor. Fails dry. You lose hot water, not the basement.

Cold water in February is the deciding factor

A tankless heater stores nothing — it lifts the temperature of water as that water flows past a heat exchanger, so everything depends on how far it has to lift it. In August, water off a well or a main is already partway there. In February, in this part of New Brunswick, it arrives barely above freezing, the same unit has a far bigger job, and the amount it delivers at once drops away. A tankless sized on a mild-weather number will disappoint you in January. We size on the cold month, and if the house needs more than the electrical service will carry, we say so.

Sizing

Getting the size right for the house


Sizing is less a formula than a short conversation. These are the questions we ask before quoting anything.

  • How many people, and how many showering in the same hour?
  • One bathroom or two — and does anyone fill a deep soaker tub?
  • Does laundry or the dishwasher run while someone is in the shower?
  • Year-round house, or a cottage that sits empty for weeks?
  • Drilled well or municipal water, and how hard is it?
  • Head-room for a taller tank, or does it stay short and wide?
  • What is underneath it, and would a failure ruin a finished floor?
  • What is in the panel now, if tankless is on the table?

One caution before you size up: if a house that never used to run out of hot water suddenly does, have the tank looked at first. Sediment takes up volume, and people replace a good tank when a flush would have given back what they lost. Stepping up a tank is a small change; stepping up a tankless usually means stepping up the supply too.

Making It Last

Two jobs a year
that actually matter


Flush the sediment. Sediment is minerals that were dissolved in the water and dropped out of it when it was heated. It settles on the bottom and, left alone, sets hard — packing around the lower element on an electric tank, or insulating the floor of the vessel from the burner on a gas one. Drawing a few gallons off the bottom once a year, before it hardens, is the highest-value thing anyone can do to a water heater.

Check the anode rod. The rod threads into the top of the tank and its whole job is to corrode so the steel doesn't. Every bit that dissolves is tank that survived, and once it's gone nothing stands between the water and bare steel. Pulling it to look is a small job; replacing it at the right moment is the difference between a tank that ages and a tank that rusts.

Hard water speeds all of it up, and a great many homes around Pennfield run on drilled wells. If your kettle scales and your fixtures spot, the inside of your water heater is getting the same treatment. Sorting the water out is a pumps and well systems job, and it protects a lot more than the tank.

A yearly check usually includes

  • Draining sediment off the bottom until it runs clear
  • Pulling and inspecting the anode rod
  • Testing the temperature and pressure relief valve
  • Checking the discharge pipe is correctly run and clear
  • Reading incoming pressure — high pressure shortens tank life
  • Looking over connections, drain valve and base for weeping

On the Day

What a replacement involves


A tank swap is a straightforward day's work done properly, and a hazard done badly. This is the order we work in, and why each step is there.

  1. Isolate it

    Power or gas off first, then water. On an electric tank we pull the breaker and confirm it is dead before anything gets touched.

  2. Drain it down

    A hose on the drain valve, out to a floor drain or outside. A valve that barely passes water tells us the tank was full of hardened sediment.

  3. Old tank out

    Disconnected and walked out without dragging it over your floors. The old one leaves with us.

  4. New tank set and levelled

    On its own base, level, with proper clearance — and in a drain pan where the location calls for one.

  5. Connections made up

    New connectors, a working shut-off on the cold side so you can isolate it yourself, and dielectric unions so copper isn't against steel.

  6. Relief valve piped properly

    A full-size discharge pipe from the T&P valve down near the floor, unthreaded, with no valve in it. If it has to dump, it must be able to.

  7. Fill and purge before power

    Filled, and the air pushed out at a hot tap until it runs steady. An element energised in a tank that isn't full burns out in seconds — never skipped.

  8. Fire it, check it, show you

    Power on, temperature set, and we stay while it heats so every joint gets checked hot. Then we show you the shut-off, the breaker and how to drain it.
